Performs general electrical, carpentry, painting and plumbing repairs and maintenance to Administration office, housing units, community spaces and grounds. Performs maintenance tasks required to maintain housing developments in safe condition.
Job Requirements:
- High School Diploma or GED; minimum two years work experience in residential maintenance profession preferred
- Good knowledge of electricity, carpentry, heating, painting, plumbing skills
- Understand and skills to perform Preventative Maintenance to units and equipment
- Ability to operate power tools and janitorial equipment
- Ability to lift up to fifty (50) pounds, ability to move appliances, climb ladders, stairs and work in high areas
- Ability to work independently and as part of a team
- Ability to operate power tools and janitorial equipment
- Good verbal communication skills
- Ability to follow written/verbal direction from supervisors/more skilled crafts persons
- Willingness to attend formal and informal classes, workshops and/or seminars to improve job related skills and secure certification as required
- Ability to achieve certification in areas that are job related, i.e. electrical, plumbing, heating, etc.
- Willingness to be on call rotation as required to meet the needs of the Housing Authority
- Weather dependent must be able to shovel/remove snow
- Must possess valid driver’s license to operate HHA vehicles and be insurable
Job Responsibilities and Duties:
- Maintain proper inventory of truck/work stock including reporting materials used each day on proper reporting forms and replenish stock as required
- Complete work order forms as required, listing all materials used, hours expended and determine if tenant damages
- Report all infractions to Property Manager such as improper appliance maintenance, issues with heating, plumbing, electrical, housekeeping, or anything that would be a potential hazard
- Complete assigned work orders, emergency work orders within 24 hours of receipt, non-emergency work orders within 48 hours of receipt
- Monitor all buildings and individual units under HHA management, determine repairs if necessary to correct existing deficiencies, and report findings to Property Manager
- Ability to assist with Preventative Maintenance where needed
- As required, instruct resident in proper operation of equipment located within the residence
- Perform alterations and repairs to the interior and exterior of units according to the work orders issued
- Report to Property Manager any on-the-job problems observed, suggestions for improvement, or future maintenance needs
- Perform housing unit rehabilitation duties as assigned
- Assist with junk/trash removal
- Assist Property Manager with ordering of supplies
- On-call availability after probation
- Any and all other duties and/or responsibilities determined by Executive Director
Service Person Skills List:
- Carpentry – repair/replace/install doors, cabinets, countertops, windows and screens. Remove/replace/install subfloors and surface coverings (LVT/VCT and ceramic) as required. Repair walls, roofs, gutters, downspouts as required.
- Electrical – repair/replace/install switches, outlets, circuit breakers, light fixtures. Use electrical meters and devices.
- Plumbing – repair/replace/install sink, tubs, faucets, misc. leaks. Moderate plumbing repairs (install plumbing fixtures and apparatus) run stack jobs, install water heaters with minimal supervision. Any other plumbing tasks necessary to maintain the units inside and out.
- Heating – perform simple furnace/boiler repairs, change thermostats, thermocouples, bleed systems and assist with troubleshooting motors, relays, relief valves, limit and gas controls, thermostats, automatic air valves, feed valves and expansion tanks.
- Appliances – install/remove stoves and refrigerators in a safe manner. Replace parts and check for proper operation, make simple adjustments to appliances as required for safe operation.
- Painting – perform unit preparation of walls, doors and associated hardware for painting using plaster, joint compound as needed. Paint vacant and/or occupied units as assigned.
- General – change locks, perform lawn maintenance actions assigned, replace window panes, screens as required.
- Miscellaneous – repair/replace TV antenna, cut/trim trees and limbs as assigned. Any required work to maintain Hammond Housing Authority real property assets.
Maintenance Performance Standards:
- Respond to Emergency call out within one (1) hour of being notified and reduce the status of emergency call to non-emergency
- Complete assigned emergency work orders within twenty-four (24) hours of receipt
- Complete assigned work orders within forty-eight (48) hours from receipt
- Complete unit rehabilitation within ten (10) days of move-out inspection

Hiring will be done in accordance with Hammond City Ordinance #8620 as it pertains to the residency requirement.
Position will be posted internally only from August 14, 2026 until August 20, 2026. If the position is not filled internally it will be held open for external applications an additional ten (10) days. The position will remain posted until filled or no more than 10 days.
